What is the closest town?

Downsville the nearest town, 5 1/2 miles within the Town of Colchester, which also includes Shinhopple, Corbett, Horton and Cooks Falls. We are located in the western Catskills within the Catskill Forest Preserve.
The Pepacton Reservoir is located in Downsville, which is the NYC water supply, not an open recreational reservoir.

Can you buy groceries and supplies in Downsville? Yes

  • Country Market - Country grocery store with assorted grocery products, pizza and Ice Cream Shop;
  • The Country Store -gas, groceries, milk, soda, subs, etc. ATM and Pay Phone

Are There Places to Eat?   Yes

  • Downsville Diner - full menu and daily specials as well as pizza-currently closed.
  • The Old Schoolhouse - beautifully restored fine restaurant, listed on the historic register-with a great salad bar including shrimp; lunch and dinner served with Sunday Brunch - closed Mondays

Where Can We Fish?

  • In the River in front of the cabins and up & down river from the cabins; fishing access areas marked on the maps we put in the cabins, as well as, weekly fishing reports from Al's Wild Trout Ltd.- 2 1/2 miles from the cabins - you can e-mail him from our link and get your own weekly fishing report
  • Shinhopple Bridge at Al's Wild Trout, Corbett Bridge, Covered Bridge in Downsville
  • Beaver Kill - Horton -Chilloway - Willowemoc - take Fuller Hill Road from River Road, special restrictions in some areas
  • West Branch - Walton, Hamden, Hancock or Deposit - fishing access areas
  • Main Delaware - Hancock - fishing access areas

Do I need a Fishing License?
Where can I get a fishing license:

Yes, you need a NYS Fishing License - you can get a seasonal or for a number of days license - At Al's Sports Store in Downsville, 6 miles from the cabins on River Road.

Reservoir Fishing Permit

Swimming in the Area:

You can swim in the river, it is a little chilly, that is why it is a great trout fishing river, it stays in the 50's usually. There is also Bear Spring Mt. Park, Launt Pond, a state park in the area, that has a beach and life guards, $5.00 a car for the day. In Downsville, there is a public swimming pool that is open to the public with no charge.

Are there Places to Hike in the Area? Yes

Bear Spring Mountain Preserve, Catskill Mountain Forest - Delaware Trails, Tomannex Forest all have mapped and marked multi-use trails - maps in the cabins hike, snowmobile, x-country skis or horseback riding.

Are there Antique Shops in the area?

Yes - there are a few in Downsville- many others in the surrounding areas.

Are there places to hunt in the area?
Yes, a valid NYS Hunting License is required

  • Bear Spring Mountain Preserve - 4 miles - 7,000 acres
  • Catskill Forest Preserve - Campbell Mt. - 30,000 acres
  • Tomannex Forest - 995 acres - 2 1/ miles

Specific Directions to Our Cabins:

We are about 2 1/2 hours from New York City - 125 miles from the George Washington Bridge

Take NY Route 17 West to the Catskill Region, heading toward Binghamton, get off at Exit 90- East Branch on Route 30 North heading toward Downsville.  Go about 8 miles on Route 30 until you see the sign for Shinhopple, take a right on River Road.  Go over the bridge bear left at the end, go 2 1/2 miles on River Road until you see our sign, Pepacton Cabins, which is on the left, at night look for the red reflective arrow.  Take a left and bear left on our road, (do not go down Restricted Access Road), go straight to the corner then bear right follow the signs for the cabins- reflective arrows , go all the way down the straight stretch, bear left at the end, the cabins will be on your right with the 1st driveway marked with a fish cutout- the second driveway is marked with a  bear cutout, which are outlined in red reflective tape. Look for the first letter of your cabin name in green reflective tape on the back of the cabin where you will pull in to park.

If your cabin is the "Oquago" ,"Lenape" or the "Mohican" turn right in the first driveway marked with a cutout of a fish.  The "Oquago" is the cabin on the right as you pull in from the road, the "Lenape" is the cabin in the middle, the "Mohican" is the cabin on the left.

If your cabin is the "Algonkin" or the "Unami" take the second driveway marked with a bear cutout. The "Unami" is the cabin on the left as you pull in from the road and the "Algonkin" is the cabin on the right.

The cabin name is over the door and your names will be on the blackboard of the cabin. When you arrive you can go right to your cabin and make yourself at home, the door will  be unlocked with the key hanging inside on the hook If you should be arriving after dark we will leave a light on inside and the porch light on to welcome you.

We live in the log cabin at the end of the road, continuing on down the road past Pepacton Cabins, with the "Sweetwater" Sign in front.

Refund & Cancellation Policy: We follow general resort hotel deposit policy. When you reserve a cabin, we agree to turn away all other requests for the cabin you select and guarantee to hold it for the day(s) you request. You agree to pay the rate quoted for the number of days you request it. An acceptance of your deposit is our confirmation of your reservation. All deposits are non-refundable.
